Lu’ma Native Housing Society is seeking to fill the position of Building Manager on a Permanent Full-Time basis in Metro Vancouver for Family Housing.

Position Summary

Under the direct supervision of the Director of Asset Management, the Building Manager  is responsible for the general upkeep of family housing complexes. The ideal candidate will ensure the building's functionality, safety, and efficiency.

 

Key Responsibilities:

· Perform regular interior and exterior building cleaning and maintenance;

· Conduct building and vacant unit preparation repairs and upgrades including plumbing, electrical, carpentry, general repairs, general appliance repairs, painting, and drywall repairs;

· Resolve or note a tenant request for maintenance, and coordinate repairs;

· Check emergency systems monthly/annually with annual maintenance contractor and maintain accurate ledgers of services for the review of Fire Marshal, city officials, insurance company and other;

· Deliver various notices to tenants including time-sensitive notices as requested by the Society;

· Maintain positive tenant relations, document, and report all complaints to the appropriate person in a timely manner;

· Perform tenant move-in and move-out inspection reports when required;

· Submit a detailed incident report immediately following an extraordinary incident;

· Ensure authorized contractors/persons have access to the building;

· Foster and maintain respectful communication with tenants;

· Record and enforce parking stall assignment and update lists monthly;

· Complete work orders in a timely fashion and enter detailed notes prior to closing the work order;

· On call after hours for emergency maintenance issues on a rotating basis;

· Report and address safety / security items and ensure general safety and security within buildings;

· Answer emergency calls and respond accordingly;

· All other duties as required.

 

Qualifications/Skills & Abilities:

· Building Manager Certificate is preferred;

· Must have knowledge of plumbing, mechanical and electrical systems;

· Working experience of 2 years minimum in Minor electrical, Plumbing and Repairs;

· Working experience of 1 year minimum in Janitorial;

· Class 5 BC Driver’s License and a clear Driver’s Abstract;

· Reliable vehicle for work uses with Business Class insurance and 3 million dollars liability coverage:

· Knowledge of and experience working within Indigenous communities;

· Working knowledge of the Residential Tenancy Act and Residential Tenancy Agreement;

· Proficiency in ARCORI work order system is an asset;

· Knowledge or training in building trades and services;

· Ability to work well without supervision;

· Demonstrated reliability;

· Must provide a criminal record search for vulnerable sector, and repeat every five years.

Hours and Remuneration:

Full-time position, 35-hour work week with a 1 hour unpaid meal break; 8:30 am until 4:30 pm, Monday to Friday.

Salary is $65,634 per annum. Regular Full-Time LNHS employees are enrolled into the Employer paid Benefits plans and programs after a 3-month disqualification period, including enrollment into a PSPP plan. Vacation will be earned at six percent of gross earnings. Vacation is accessible after one year of employment. Sick and other paid leaves awarded on a pro rata basis.
